Policies & Procedures
1. A security deposit is required on all rental units equaling 30% of the rent total and a non-refundable reservation processing fee is added to confirm your reservation. The remaining balance is due upon check-in. All 4 and 5 bedroom units require full payment 30 days in advance. Upon receipt of deposit, you will receive written confirmation. However, we do reserve the right to change unit assignments if necessary.
2. We realize accidents happen. An accidental waiver fee is included in each reservation. When reported promptly you will not be obligated to pay for accidental loss/damage. Loss/Damage cannot exceed amount recorded on rental agreement. Intentional/malicious damage/loss will be the responsibility of the guest.
3. Cancellations and date changes must be received 14 days prior to your arrival. Cancellations will result in a $30 cancellation fee being deducted from your first night’s rent. If less than 14 days notice is given the deposit will be held for lost rent. NO REFUNDS will be given for early departures. Monthly rates require a 90 day notice of cancellation. Refunds for hurricanes will only be given under mandatory evacuation ordered for our area by governing officials. Any free nights offered apply to the last night/nights of your reservation. No refunds will be issued for the free night/nights.
4. Check-in is after 3:00 p.m. until 10:00 p.m. in season and 3:00 p.m. until 5:00 p.m. in the off season at our office located at 1325 Gulf Shores Pkwy., Hwy. 59. Payment in full is due upon arrival; one payment per reservation please. Late arrivals require prepayment in full, prior to arrival. Payments may be made by personal check, travelers checks, cash, money order, Visa/Mastercard, or Discover. Due to our standards of cleanliness, some units may not be ready at 3:00 p.m. We appreciate your patience.
5. Check-out is 10:00 a.m. It is vital that we have this time to prepare for our next guest. Check-outs after 10:00 will result in additional charges.
6. All keys must be returned to our office. Do not leave keys at the property. Unreturned or lost keys will result in an additional $25 charge to your account.
7. Linens will be provided but not exchanged during your stay. The number of linens provided is based on the unit’s occupancy. Washers/dryers are available in most units.
8. Occupancy is based on the sleeping capacity for each property. Please do not over occupy the accommodation. We will rent to family groups and responsible adults. Violations of the above are grounds for immediate eviction without refund of rent or deposit. Motor homes and travel trailers are not permitted to be parked or hooked up to private homes or condominiums since this over occupies the unit. Condominium parking is restricted at all condominiums and houses and not guaranteed. Boat, waverunner and trailer parking is not allowed. Please check with your reservationist for this information.
9. Absolutely no pets allowed. If a pet or evidence of a pet is found on the premises, it will cause forfeiture of entire rent and deposit and immediate guest eviction.
10. Smoking is prohibited inside units and around the common area of the property unless noted otherwise.
11. The Gulf Shores/Orange Beach City Ordinance prohibits charcoal/gas grills on decks, porches, balconies, etc. of condominiums and beach houses.
12. Telephones are furnished in most units for your convenience. Long distance and directory calls must be made collect, charged to your personal phone, or credit card.
13. Units may have one or more closets locked for the personal use of the owner. These are not to be used by guests.
14. We make every effort to keep each property and its equipment in good condition. In the event of a malfunction, we will strive to repair as soon as possible. Please call our office to report and problems you encounter. Our telephones are manned 24 hours in case of emergency. We cannot guarantee air conditioners, televisions, appliances, etc. No refund or rate adjustment will be made for mechanical failures. Pool availability is not guaranteed. There is a $25 service charge to your account if you become locked out of your unit and Gulf Shores Rentals, Inc. is called to assist you after hours (5pm-8am).
15. Some of our rental properties are for sale. If the unit you are renting is for sale, agents may need to show it to the prospective purchaser during your stay. We will make every effort to schedule a time that is convenient for you and not disturb your vacation.
16. All rental houses and condominiums are individually owned and are managed by Gulf Shores Rentals, Inc.. Furnishings and inventory may vary and are subject to change without notification.
17. Call for monthly rental policies and conditions. Rates and charges subject to lodging tax.
18. We reserve the right to refuse service to anyone and will not be responsible for accidents or injury to guests, or loss of money or valuables of any nature. Rates, descriptions and availability are subject to change without notice. We also reserve the right to substitute comparable accommodations should the unit be out of order or unavailable. If comparable accommodations are not available, guest will have the option from available properties at the published rate or receive a refund of the reservation. Gulf Shores Rentals, Inc. has taken every precaution for accuracy; however, we reserve the right to correct errors. We cannot give refunds and are not responsible for changes in furnishings by the owners. Rates and rental policies may change without notice. We are not responsible for grammatical errors or mistakes in printing. All properties are leased without regard to race, color, religion, sex, national origin, or handicap. Rates and charges are subject to lodging tax.
