The unit was exactly what we wanted, LOVED the huge balcony, nice furniture. We'll be coming back! (only down side, not the unit's fault: smoking allowed on balconies. NOT pleasant, but not often)

Master bath shower head needs to be replaced and the furniture in the living room is very outdated and not comfortable. Location was perfect for all the popular hangouts and baseball fields.

It is not because they did not clean it. It is because of the type of flooring they have in the condo. It is vynal planking with a wood grain so the sand and dirt from the beach just sits in the cracks. Next is the beds are uncomfortable and the sheets do not fit. We were constantly putting them on throughout the night. The also need to upgrade to a keyless door handle so you do not have to carry a key with you to the beach which is $50 if you lose it. Last, the best part about staying here is the balcony but the rusted chairs and no patio table makes it hard to eat or just relax out there overlooking the beach.

The sofa and sofa bed needs replacing. Several of the springs on the sofa bed were missing. The TV in the living/common area you only got streaming services (no live/normal tv) like the bedrooms. But the location of the property and the cleanliness of the condo were really nice. I would stay there again.

DVD player in LR did not work. Could not walk barefooted in unit because the floors turned one's feet black. Rusty furniture outside. Furniture old/dirty. Door to air/heat extremely dirty. Unit was not as clean as it should have been. Lanai screen broken & torn. Construction going on next door in another unit. The rental staff was responsive & helpful. Would never rent in that building again.

The bathroom in this bedroom has sliding shower doors with mold, the toilet under rim also was not clean.
I Opened the utensil drawer to find the pizza cutter with dried food visible as you opened the drawer. Also found dirty plates. Washed everything we used before and after use.
The second bathroom was clean. I cannot comment on the second bedroom since we did not use it.
I can deal with worm out and mismatched furniture. But when you and the party before you pay for cleaning, I expect it to be clean.
Condo has potential with size of unit, large balcony and location.

We couldn't even walk on the floors barefoot because they were so dirty, so we put socks on and within minutes they were black. There is mold on the ceiling in the master bedroom & hallway. The furniture is old and not well cared for. We couldn't even sit on the couch, we had to put a sheet over it to sit on. We didn't sleep very good because the beds are horrible! (you basically sunk in the middle of the bed) The bathroom vent fans sound like a cricket and didn't work. The balcony furniture needs updated. It is all rusted. The sliding door doesn't slide very good. Need to update the key. Most places are now with a code, not a key. The beach view is beautiful!

1) The location. It's beach side and the view is great.
2) It's the last condo unit before the State Park, so the crowds are minimal. During Covid this was a huge plus.
3) The condo unit overall is on the smaller scale, so again during Covid it was nice to not be around so many people.
The negatives about the property:
1) It's filthy. There is mold on the ceiling in the master bedroom. There is mold in the shower doors in the master bedroom. As true to other reviews - our feet (and socks and slippers) were so black from walking around the condo.
2) The furniture (and beds) are old and not well cared for. We didn't even sit on the couch - instead we put a sheet over it and then sat on it.
3) This unit is not kept up and everything in it needs some serious love.
So why did we book this property:
We made a last minute trip to the beach and didn't book the unit until the night before our trip. Despite reading all of the prior reviews, we thought "how bad can it really be" and since it was beach side we thought we'd take the risk. When checking in I did ask the property management company if the unit was indeed as bad as past reviews indicated, would they send someone out to re-clean. I was told the chances of that happening were slim because they were having a hard time keeping staff employed with unemployment paying so well during Covid.
In the end, booking this condo was NOT a wise risk. We spent almost all of our four day stay outside on the beach or the balcony of the unit as to avoid being inside the unit. Don't make the same mistake we did and book this unit.

Social Distancing with toes in the sand!
Reviewed on 2020-05-27 by , sharpsburg, GA United StatesWe had a great time enjoying family time at the beach and dispite a few hiccups with keys and numerous housekeeping and cleaning issues, we would still recommend this unit. Cleaning the units needs addressing! The floors are new and look great, however, not sure when the last time they were cleaned, socks turned black on the bottom, after being in unit for 10 minutes (pictures available). Also, the shower head in the master bathroom needs to be changed. Water pressure is great, however, it sprays so heavy it leaks to the floor. Also, mold and mildew on the caulking. Wall behind bathroom door is covered in dust and link from the vent (pictures available). The ceiling above the refrigerator is covered on cobwebs (pictures available). Also, the cloth furniture needs to be replaced. The furniture is slick and smells, full of germs and sunscreen. Finally, the mattress for the sleeper sofa has holes.

Royal Palms #1305 is an interior gulf-front 2 bedroom 2 bath condominium located on the 13th floor overlooking the Gulf of Mexico. The unit is approximately 1000 sq ft with views of the gulf from the living room and gulf-side master. The condo has a fully equipped kitchen with a washer/dryer. The master bedroom has a king bed with en suite bathroom that features a standalone shower. The guest bedroom has a queen bed and the hall bath features a tub/shower combo. King, Queen, Sofa sleeper. Sleeps 6.
Royal Palms is a 14 story building located 0.9 miles East of Highway 59 in Gulf Shores. Royal Palms has an outdoor and indoor pool, hot tub, steam room, sauna and small fitness area. 2 car limit. Additional Parking Fee during Spring Break: March 1st thru April 15th, Shrimp Festival and Music Festivals.
